How it works
What you get
- A room-by-room checklist for hallway, living room, kitchen, bathroom, bedroom, balcony and cellar (
rooms/), plus a guide to how a handover runs (handover/overview). - The signed move-in record with meter readings and their meter numbers, and the keys handed over (
handover/). - One page per defect with status, room and photo names (
defects/), a first-weeks to-do list with due dates, address registration and utilities to set up (first-weeks/), and what to pull out again at move-out (move-out/).
Start in 3 steps
- Use template: the bundle becomes your own.
- Connect your AI assistant over MCP: Claude, ChatGPT, Cursor or any MCP client.
- Walk the flat with your phone and try the first prompt. The assistant fills each room’s checklist and opens a defect for every problem you mention.
How it grows
Your assistant writes back: a defect found on day three, the landlord’s answer, a repair date. Every change carries a one-line reason in the log, so months later you can see who recorded what and when. Agents follow the bundle’s own rules (AGENTS, rules/handover-rules): status in the frontmatter, the signed record never rewritten, no legal advice.
What should a move-in inspection checklist include?
Every room’s walls, floor, windows, fittings and appliances; every meter with its number and reading; every key; every defect with a photo, however small; and both signatures on the same text. This template holds all of it, and keeps it findable until you move out.
About this example. This template is a starting point, not a finished reference. Its content shows how the structure works, set in a rented flat in Germany (Übergabeprotokoll); it is not complete, may be out of date, and has not been checked for your situation. Replace it with your own, and check anything that matters against a current source or a qualified professional. It is not legal advice on deposits, repairs or tenancy.
Use template, connect your assistant, and ask the first prompt — it takes two minutes.
